Health and Safety

Legal compliance is one of the key components, and an essential part of the successful management of any building. 
It lays the foundations for effective, safe and the legal management for all our properties.
At Residence we recognise how important the health and safety of all our occupiers is and why we have our own in-house advisory team.  
We work with North West Fire Solutions, who are experts in the property and construction sectors. 
They help us identify any significant hazards and implement suitable controls to minimise risks. 
Our close working relationship with North West Fire Solutions, is a key component in our management to ensure effective and sustainable risk management in all our properties.
This includes, regular Fire Risk Assessments and checks in accordance with the Regulatory Reform (Fire Safety) Order 2005, and regular testing of alarm systems and emergency lighting.
Conduct Legionella Water Risk Assessment to prevent any exposure presented in the water supply. 
Property Risk Assessments and Audits along with property take on disposal assessments. 
The management of contractors is essential for any company instructing external contractors and North West Fire Solutions ensures we have a robust process in place for appointing and managing the health and safety of all contractors we instruct on our blocks.
As legislation places duties on us and other organisations when appointing contractors, it ensures that compliance with the Health and Safety at Work etc Act 1974, The Management of Health and Safety at Work Regulations 1999. The Occupiers Liability Acts 1957 and 1984, and The Construction (Design and Management) Regulations 2015 (CDM) is always followed.

Transparent Working

At Residence, we believe in open, honest and transparent working, and we are always happy to supply any documentation you need for your insurers or simply for your own peace of mind. This includes health & safety policies, method statements and risk assessments, along with copies of certifications and our own insurance if required. 

Fully insured

Naturally, all our work is fully insured and we also hold public liability insurance to cover any projects carried out in communal areas or areas accessed by the general public.
